ACT planning committee blocks rezoning of Braddon Bowls site

An ACT planning committee rejected a proposal to rezone the empty Braddon Bowls site for a hotel and wellness centre.

The committee heard major concerns about DPA-07's effects. The concerns covered harm to neighbourhood character and loss of community space.

Traffic and pedestrian safety were concerns near schools, aged care facilities, and sports venues. Residents raised other concerns about shadows and privacy.

They questioned if rezoning just this one site was appropriate. The site has sat empty for almost a decade.

The developer, Syzygy Development, proposed a different approach. Keep the leisure zoning.

Add homes above it. This allows community and business activity on the ground level.

It avoids the required height and coverage rules that come with medium-density zoning.

Why it mattersPlanning decisions shape what happens in neighbourhoods. They decide whether to keep community spaces or build denser housing. What gets built on vacant city land affects local amenity and traffic. These impacts last for years.

AustraliaThe Braddon site's future will be decided by what Canberra's government does next, affecting what facilities and housing this inner-city location will eventually have.
