Tasmania loses one home a day to short-stay rentals

Tasmanian short-stay accommodation properties jumped from 1,950 to 3,671 in five years, removing long-term rentals from the market.

Tasmanian government data shows 3,671 whole-home short-stay accommodation listings now operate across the state, up from 1,950 in 2021. The listings increased by 88 per cent, or roughly one property lost to short-stay rental every single day over five years.

The growth is hitting regional towns hardest: George Town listings surged 293 per cent, Kentish rose 208 per cent, and Launceston more than doubled. Hobart remains the largest market at 550 properties.

Ben Bartl, principal solicitor at the Tenants' Union of Tasmania, said every property converted removes long-term rentals and pushes rents higher. The state government has ordered a review of short-stay accommodation rules and their impact on housing supply, with reform recommendations due within six months.
